Takeoff software for site contractors

Upload the plans. Get the takeoff.

Bankyard reads the engineer’s plan set sheet by sheet and writes your dirt, pipe and concrete takeoff. Every quantity shows the sheet it came from, ready to price and send as a proposal.

Works from the PDF the engineer sends · on your phone or at your desk

Reads the whole set, not just the sheet you’re looking at.

What it takes off

Dirt, pipe and concrete. The work you self-perform.

Bankyard is built for the contractor who digs it, lays it and pours it. It takes off the items you price, in the units you price them in.

The takeoff you get

Every number shows its work.

Your estimator checks the takeoff instead of counting it. Each line says which sheet it came from and how it was figured. Anything read off the drawing is flagged to verify.

  • Counted once. Plan and profile sheets show the same pipe. Bankyard counts each run and structure one time.
  • Scales read for you. Written scales, graphic scale bars and half-size sets are caught sheet by sheet.
  • Questions for the engineer. Missing inverts and unclear bedding come back as a list you can send.

Questions for the engineer
  1. Bedding class for the 15" RCP isn’t called out. Use Class B per detail 4/C-501?
  2. No outlet invert given at STMH-2.

How it works

From the engineer’s PDF to a proposal

  1. Upload the plans

Drop in the PDF set the engineer sent, on your phone or your computer. Big sets are fine.

  2. Every sheet gets read

Sheet numbers, scales, pipe callouts, structure tables, earthwork summaries and CAD layers.

  3. Check the takeoff

Each quantity links to its sheet. Trace anything on the plan to confirm it, or leave out work you sub out.

  4. Price it and send it

Your costs, your overhead, your markup and alternates, out the door as a PDF proposal.

Built for the way you bid

The rest of the bid, handled

Know your real overhead

Turn last year’s numbers into the overhead rate each job has to carry, and see what happens if volume drops.

Leave out what you don’t build

Switch off tilt walls, paving or anything you sub out. The proposal lists it as by others.

Alternates priced right

Add alternates carry your full markup, so a yes on an alternate doesn’t cost you money.

Proposals in your name

Your logo, scope by division, exclusions and terms, as a clean PDF ready to send.

Bid board

Every bid with its due date and status, plus your hit rate and backlog at a glance.

Ask the estimator

Ask about your numbers in plain English, like “what if trucking goes to $95 an hour?”, and get the answer from your bid.

Questions

What estimators ask first

What plans does it read?

The PDF plan set the engineer sends: site, grading, utility, paving, erosion control and detail sheets. PDFs exported from CAD read best. Scanned sets work too, with more items flagged to verify.

Does it replace my estimator?

No. It does the first pass so your estimator can check and price instead of counting. Every quantity shows where it came from, so nothing is a black box.

How does it handle plan and profile sheets?

Pipe shows up on plan sheets and again on profiles. Bankyard counts each run and each structure once, and uses the profiles and structure tables for depths.

Can I leave out work I don’t self-perform?

Yes. Turn off any kind of work in your company settings. It stays out of your price and shows up on the proposal as by others.

Does it work on my phone?

Yes. Upload plans, check quantities and send a proposal from your phone. A bigger screen helps when you trace items on the plan.

Who can see my plans and numbers?

Only the people in your company account. Your costs and bids are yours.
